(May 3, 2012, Washington, D.C.) – A massive Waterfront Station real estate deal, handled by Edward M. Rogers and Debra Yogodzinski, partners in the Real Estate Group of Reed Smith LLP, was honored as the 2011 “Sales Transaction of the Year – DC” by the Greater Washington Commercial Association of Realtors (GWCAR) at its annual awards event.

Mr. Rogers and Ms. Yogodzinski were among the individuals recognized by GWCAR as instrumental to this high-profile sale.

According to GWCAR, the deal for 1100 and 1101 4th Street is “the largest office sales transaction to ever occur in the southwest submarket of Washington, DC.“ Built in 2010, the two buildings – both of them state-of-the-art, LEED® Gold office and retail structures – total some 640,000 sq. ft. In announcing the deal as the most outstanding of last year, the Association noted that the property “demonstrates the rarity of a waterfront location with access to public transit in the Washington, D.C. market.”

The two buildings sold for $356 million or $557 per sq. ft.

“The recognition of this deal as one of real significance is well deserved,” Ms. Yogodzinski said. “While Southwest D.C. had already proved its ability to attract high-quality tenants, the sale of 1100 and 1101 4th Street demonstrates that this submarket also attracts top investors.”
