Investing in infrastructure: acquiring and developing data centers in France

The exponential growth in the use of artificial intelligence (AI) is attracting investors to data centers. But transforming these "boxes" filled with megawatt-hungry servers into reliable cash flows requires mastering a new balance between real estate, infrastructure, and regulatory risks.

Why this craze?

Global data traffic roughly doubles every two years, and AI training clusters alone are expected to add nearly a gigawatt of additional demand to the French power grid by the end of the decade. As a result, a development pipeline that was once marginal is now a top priority. Hyperscalers (cloud and data center operators), sovereign wealth funds, and infrastructure managers have already pledged tens of billions of euros for campuses in France, while new legislation offers accelerated processing for "projects of national interest."
