This transaction was carried out under Alpha’s Index Linked Income Fund (ILIF), which focuses on long-income real asset investments. The purchase of commercial ground rents form a key part of the ILIF strategy, due to their long-term income generating capabilities and value. Advised CEG on the regeneration of Kirkstall Forge in Leeds, a 65-acre brown field industrial site which – when developed – will include over 1,300 new homes, 178,000 square feet of offices, leisure and recreational facilities (including bars, restaurants and health and fitness centres) and a riverside hotel.
Acted for Alpha Real Capital on the creation of a portfolio of ground rents for over 100 care homes as part of the refinancing of HC-One, a leading care home operator in the UK.
